New Construction Phase Inspections
New construction moves fast, and once drywall goes up or the slab is poured, problems get expensive to find and fix. Our phased inspection program gives you independent, third-party eyes on your home at the critical stages of construction, before issues get covered up. It can continue all the way through your first year of living in the home with a final 11-month warranty inspection.
Phase 1: Pre-Pour
This is the first and arguably most critical inspection point in the construction process. It takes place before the concrete foundation is poured, when the footings, rebar, forms, and site preparation are still fully visible and any issues can still be corrected without demolition.

We check the foundation excavation, footing depth and placement, rebar sizing and spacing, vapor barrier installation, and site drainage and grading. Any deficiencies are documented in a detailed report with photos, so they can be fixed before your home's foundation is set in place, literally.
Phase 2: Pre-Drywall
Once drywall goes up, the framing, plumbing, electrical, and HVAC behind it are hidden for good. This inspection happens after rough-in but before insulation and drywall installation, giving you the only real opportunity to verify what's inside your walls.
We check the structural framing, plumbing rough-in, electrical rough-in, HVAC ductwork, and window/door installation for proper construction practices and code compliance. Any issues found are documented in a detailed report with photos, so they can be corrected while they're still easy and inexpensive to fix.
Phase 3: Pre-Move-In
This is the final inspection before you get the keys. This inspection takes place once construction is complete and the home is ready for closing, giving you an independent check of the finished product before you move in.
We evaluate all major systems and components, roof, foundation, structure, plumbing, electrical, HVAC, insulation, windows, doors, and interior/exterior finishes, checking that everything was installed correctly and functions as it should. Any items needing attention are documented in a detailed report with photos, so you can get them addressed by your builder before closing, not after you're already living there.
Phase 4: 11-Month Warranty
Most new home builders offer a one-year warranty, but many issues don't show up until the home has gone through a full cycle of seasons. An 11th Month Warranty Inspection gives you an independent, top-to-bottom evaluation of your home before that warranty expires, so you have time to get any covered repairs made by your builder at no cost to you.
