Optional Add-On Services for your Inspection
Sewer Lateral Scope
The pipe that carries wastewater out of your home is buried, out of sight, and easy to assume is fine, until it isn't. A sewer lateral inspection runs a video camera through that line, from an accessible cleanout to the municipal sewer tap or, on a septic-served property, to the tank inlet, recording the full run as it goes. It's the only way to see root intrusion, cracks, offset joints, lows, or a section on its way to collapse before you own the problem. We offer this as an optional add-on to your scheduled home inspection, or as a standalone visit. You get the full video along with a written summary of what we found.

Irrigation System Check
Each zone of the home's lawn irrigation system is tested to confirm proper function.

Septic System
A basic visual inspection of the septic system's accessible components, performed under TREC's Standards of Practice.

Thermal Imaging
INCLUDED WITH EVERY INSPECTION
Infrared scanning to detect moisture intrusion, missing insulation, or electrical hot spots not visible to the naked eye.

WDI / Termite Inspection
A separate inspection and report for wood-destroying insects, required by many loan types including FHA and VA. Scheduled alongside your standard inspection, no extra visit needed.

Water Well
Basic:
Visual assessment of accessible well components, including the pressure tank, pump operation, and visible piping.

2 or 4 Hour Well Pump Flow Test:
The basic inspection plus a FHA/VA and USDA compliant advanced well pump flow test.

Water Quality Testing
Lab-based water quality testing meeting FHA/VA requirements checking for coliform, E. coli, lead, nitrate, nitrite, turbidity, iron, manganese, and pH. Scheduled Monday–Thursday, 3-day turnaround.

Foundation Elevation Survey
Get an objective, documented baseline of your foundation's elevation profile, recorded using a Zip Level device at multiple points across the home. Whether you're establishing a starting point after moving in, tracking a foundation over time, or simply want real data before deciding if further evaluation is warranted, this survey gives you a measured record you can compare against in the future. This service does not include an opinion on the cause of any variance or whether repairs are necessary; if elevation differences exceeding common tolerances are found, we recommend consulting a licensed Professional Engineer for further evaluation.
