We evaluate the visible, accessible parts of the home, including major systems and components such as the roof, structure, foundation, HVAC, electrical, plumbing, attic, and exterior areas. Our goal is to give you a clear picture of the home’s condition before you move forward.

Most inspections take three to four hours, depending on the size, age, and condition of the home. Larger homes, older homes, and homes with additional services like well water testing or WDI inspections can take longer.

Schedule as soon as your offer is accepted, ideally within your option period. Texas option periods are often short (commonly 7–10 days), so booking early gives time for any follow-up questions, negotiating, or additional testing.

You don't have to be, but it's strongly recommended. Walking through the findings in person, especially near the end of the inspection, is the easiest way to understand what matters and ask questions on the spot. Being present the entire time can at times feel boring or slow. Often arriving towards the end of the inspection provides you with the best balance.

Reports are typically delivered within 24 hours of the inspection. Often you will have the report later the same day.
