Mold Assessment Consultant Services
TDLR Licensed Mold Assessment Consultant: MAC2310
A musty smell, a stain on the ceiling, or a leak you just found can leave you with more questions than answers. Is it mold? How much is there? Where is the water coming from?

A mold assessment answers those questions. As a Texas-licensed Mold Assessment Consultant, we inspect the property, trace the moisture source, collect air and surface samples, and send them to a licensed laboratory. You get a written report that shows what we found, where it is, and what to do next.

Mold always has a water source. Finding where the water comes from is the part we do best.

Step 1: Assessment and Testing
-
Book your assessment. Tell us what you're seeing or smelling and where. We'll confirm the scope and how many samples make sense.
-
On-site assessment. We inspect, take readings, trace the moisture, and collect samples. Most homes and apartments take 1–2 hours.
-
Lab analysis. Samples go to a licensed laboratory under chain of custody.
-
Your report. You receive a written report with photos and lab results, typically within 3 business days of the visit.
Step 2: Remediation Protocol and Clearance
If your assessment finds mold that needs to be removed, we can stay with you through the whole process. We write the remediation protocol, a licensed remediation contractor of your choice does the work, and we verify it was done right.
Texas requires a written remediation protocol from a licensed Mold Assessment Consultant before most mold remediation can begin. Your protocol is the contractor's scope of work. It spells out:
-
The rooms and areas to be remediated
-
Estimated quantities of affected materials
-
How each area should be cleaned or removed
-
Containment and protective equipment requirements
-
The clearance criteria the work must pass
With a clear protocol, you can get comparable bids from licensed remediation contractors, and everyone works from the same plan.

When the contractor finishes, we come back to confirm the job is complete. We inspect the work area, check that the moisture source was corrected, and take moisture readings and air samples as the protocol requires. Samples go back to a licensed lab.

If the area passes, you receive a clearance report and the Certificate of Mold Damage Remediation required by Texas. Keep it for your insurance company and for when you sell the property. If the area doesn't pass, we document what still needs attention. The contractor corrects it, and we re-test.
