What We Look For in Victoria Texas Homes

Victoria sits along the Guadalupe River and, like the rest of this part of the Gulf Coastal Plain, has some patterns worth knowing before you buy or sell here:

  • Foundation movement. The area's clay-heavy soil expands and contracts with moisture swings, which is one of the most common issues we find in Victoria homes regardless of age.

  • Storm and wind exposure. Victoria is close enough to the coast that hurricane and high-wind exposure matters for insurance purposes. 

  • Mixed housing stock. Victoria has a wider range of construction than a lot of the smaller towns we serve, historic homes near downtown and De Leon Plaza, mid-century neighborhoods, newer suburban builds, and rural ranch properties on the outskirts. 

  • Well and septic systems. Common on properties outside the city proper.

Victoria is one stop on our regular coverage area, which also includes East Bernard, Wharton, El Campo, Angleton, and College Station, along with the small towns in between.
