Spring Home Maintenance: Simple Things You Can Do to Protect Your Home

As the weather warms up, spring is a great time to check in on your home. Most of what needs attention is simple, and you do not need special tools or experience to handle it.

A few basic checks now can help prevent bigger and more complex issues later. These are the same types of things I often point out during inspections. They are easy to stay ahead of with just a little time and attention.

Start with the Exterior

Walk around your home and take a look from the ground up. One of the most important things to manage is water. Make sure your gutters are clear and that downspouts are directing water away from the home. Water should discharge at least five to six feet from the foundation. While you are outside, look for cracks, gaps, or damaged siding that could let moisture in. You do not need to climb on the roof. Just check from the ground for missing or curling shingles.

Pay Attention to Drainage

Drainage is often overlooked, but it plays a big role in protecting your home.

After a rain, notice where water sits.

If you see standing water near the home, it is something to address.

The ground should slope away from the foundation.

In many cases, adding a little soil to improve the slope can make a big difference.

Get Your HVAC Ready

Before the heat really sets in, take a few minutes to check your system.

Replace your air filter to improve airflow and efficiency. Go outside and clear leaves and debris from around the condenser unit. Try to keep about two feet of open space around it. It can also be a good idea to have an HVAC company provide annual or semi annual checks.

Check Basic Safety Items

Simple safety checks can go a long way. Test GFCI outlets in kitchens, bathrooms, and outside. Make sure exterior outlets have proper weatherproof covers.

Take a moment to test your smoke and carbon monoxide detectors and replace batteries if needed.

Look Over Plumbing

Small plumbing issues can turn into bigger problems if they go unnoticed.

Check under sinks for leaks. Turn on exterior hose bibs and make sure they are working properly. Look around your water heater for signs of rust or moisture.

Make sure toilets feel secure and are not leaking at the base.

Do Not Forget the Yard

Your yard plays an important role in protecting your home.

Trim branches away from the roof and siding. Keep bushes from growing against the house. Clear out debris that can hold moisture or attract pests.

A Simple Approach Goes a Long Way

The goal is not to make things complicated. Most homeowners just need to stay consistent with the basics.

Taking time each spring to walk your home and handle small items can make a big difference over time.

If you ever come across something you are unsure about, it is always better to ask questions early instead of dealing with a larger issue later.
